Flip Vs. Reconstructed - How to Protect Your Family

When you purchase a home, you & your family deserve to know what you’re buying. Many homes in Cincinnati marketed as “renovated” or "updated" contain hidden risks you need to know about. Always check if work has been done by licensed professionals, then inspected and permitted by building code. Many “renovators” are unlicensed and compromise safety and quality by not getting necessary permits on their work.

At Urban Modern, we bring an ethical approach to reconstructing and modernizing our homes. We obtain all permits and go through building code inspections. We invest in quality materials, structural integrity, and thoughtful design. When you buy an Urban Modern home, you can be assured that our reconstruction experts complete the work as if our own family will live there.

The City of Cincinnati Tax Abatement Program has a Lift (15 year), Expand (12 year), and Sustain (8 year) target incentive based upon a community designation. This means that the assessed taxable value by the Hamilton County Auditor will exclude approved improvements from the assessed value. In summary, if you buy a home for $450,000 and the home has $100,000 of approved improvements, then the taxable value of the home for tax purposes will be $350,000 for the number of years of the abatement.

We often see homeowner tax savings of $30,000 to $50,000 during the program period.
